Comprehensive Plan Amendment 2023-III-4UP (Discovery Square) Planning Commission Action and Recommendation

2023-III-4UP – Discovery Square Plan Amendment: On April 11, 2023, as part of the 2023 SSPA cycle, the Board of Supervisors authorized SSPA 2023-III-4UP for Tax Map Parcel 24-4 ((1)) 6C1 in the Dulles Suburban Center. The adopted Comprehensive Plan recommends high-quality, campus-style office uses, up to 1.0 FAR, with optional training or hotel/conference uses. As another option, the area is planned for mixed-use development up to 0.70 FAR, with a mix of retail, office, and residential uses. This Plan amendment proposes adding an option to allow a mix of residential and retail uses up to 0.8 FAR. On February 4, 2025, the Board updated the authorization to consider multifamily residential and retail uses at an intensity up to 0.8 FAR on Tax Map Parcel 24-4 ((1)) 6C1.
